Stone-built end terrace in rural village to South side of Harrogate

"Jeremy Hopkinson was very good. He knows the market well, priced the property very thoughtfully and was the main reason we chose Hopkinsons to sell our property. He also worked hard to challenge a strange valuation that the purchaser's lender's surveyor made (albeit to no avail, although it didn't change the purchaser's mind on the offer price).

Others at Hopkinsons were also very helpful. Two minor issues arose - firstly, they were pushing the purchaser post-acceptance, when we had already agreed timescales with the purchaser and were working towards meeting these (we did!). Secondly, the person allocated to us seemed relatively uninterested in meeting our needs, including a poor first draft of the particulars. However, others were also involved and were much more helpful, and gave us confidence things would progress."

Three bedroom semi-detached house with good size garden on outskirts of Harrogate.

"Best experience yet of an estate agent(my eigth move in 35 years). Assigned an agent who dealt with us personally though other staff members assisted when necessary.Communication was great and house viewings always done when we were not available to do them. A very professional and friendly firm. I have already recommended them to others."

"I thought the property had been taken off the market while we agreed a price with the vendor. a second offer by another purchaser was made almost two months after we agreed to purchase and while we were renting the property while our sale was going through.We had to match that offer which was in excess of the asking price.
During the purchase we found out that the property was subject to a Chancel Repair Liability. This was not disclosed by the agents when we agreed to purchsae"

Naturally I am disappointed to read your e mail.

There are legitimate answers to your two points

We acted on our clients instructions.

A price was agreed and the property was marked as sstc and taken off the market.

A viewer then offered on the property knowing we already had a sale agreed to you.

Our client then requested best and final offers from both parties.

We request full ID and a sellers questionnaire to be completed and we were not informed of the Chancel repair liability by our client.

This only came to light once solicitors were instructed.

The purchaser had every opportunity to withdraw from the purchase had he been unhappy with the points he raises.

"Communication between staff members poor -spoke to one member of staff one day and the next would deal with another who was unaware of previous conversations which was frustrating.

Negotiation between seller and buyer quite poor and led to miscommunications.

I was very sorry to hear that you felt that the communication between our staff within the office was poor. At Hopkinsons we assign a member of staff to individually manage the sale of each property transaction. We also endeavoured to document up to date progress notes on our computer system which each member of staff has access to.

As I am sure you can appreciate if the member of staff in question happens to not be in at a time when a situation requires attention then another member of staff will action in order to avoid delays and to keep all relevant parties updated.

As a Director of the company I have and am constantly reviewing our procedures to make further improvements.

We are complimented regularly on attention to detail and for being friendly and helpful. Please see our website for customer feedback.
