Reputations are not built overnight
In Referenceline's view, this track record is more important than the ratings. Don't be impressed by a few old reviews which may not be representative.  Look for firms with a commitment to asking for feedback - good or bad - from their customers.  We recommend that you look for a track record of ratings and reviews in at least 9 of the last 12 months and that you should not be too concerned about an isolated negative review.  Ask the firm for their side of the story.

Code of Practice
Businesses have a legal responsibility to treat you fairly, but it's often hard to know what questions to ask or what standards to expect.  They are the experts and you should be able to rely on them to help you make decisions.  These questions explain the commitments that this business has made to follow a code of practice and they will help you understand what you have a right to expect.

You can see how many customers have said "Yes" in answer to each question, but please don't expect 100% in every case.  Nobody's perfect and some customers may not be completely sure about the answer.  It's more important that you understand these questions and discuss them with the business so that you both agree what good service means for you.  A responsible business will be happy to explain the details to you and it's always better to clarify these points upfront to avoid misunderstandings later on.

One bedroom apartment in London Borough of Redbridge

"The first time I came across The Carrington Gray Ltd name was when a leaflet was put through the door. The Carrington Gray were advertising for properties in Redbridge area. They were offering a package to landlords with a guaranteed monthly rent for three year period. I visited their website (www.carringtongray.com mysteriously their website is down for the past two weeks) and then I contacted them as my apartment was becoming vacant shortly.

I spoke to two individuals Jamie Stein and David Laverton (also known as David Anthony Brien). The main person who dealt with me was David Laverton. He is a well-spoken individual and comes across as very professional.

We had five to six different telephone conversations I told them that I was extremely busy and I was looking for a hassle free service. Carrington Gray repeatedly assured me of an excellent service. We never had a face to face meeting as I was busy and it suited me. Carrington Gray suggested guaranteed £625.00 rent per month. Carrington Gray quoted 8% charge for their services which translated into £50 per month leaving me a monthly income of £575.00. Carrington Gray agreed to pay in advance on 28th of each month £575.00 into my bank account. On the above basis I signed the contract and handed over the apartment to Carrington Gray. The contract was sent as attachment with an e-mail.

However, immediately after signing my contract without my knowledge or agreement they passed on my property to another agent to rent at a higher rent of £700 per month. The new agent paid Carrington Gray £650 per month after their charge. Carrington Gray continued to pay me £550 as per our agreement but kept the access amount they received themselves (this continued until October 2015 when I terminated contract with them).
After November 2013 they started to miss payments. After a lot of calls and text messages they paid most of 2014 and the December 2013 payment was made on 15th October. They still owe me one month rent for 2014 and 5 from 2015. I have made hundreds of calls to Carrington Gray, sent many email and text messages but to no avail. I even visited their office which is a basically yard with a tiny room but there was no one there. Their telephone calls are received by external company who passes on messages on to David Laverton and Jamie Stein.

They kept on making false promises about the payments I am still waiting payment of £4970 which Carrington Gray owe me. They prevent me from meeting the tenant directly by not making the appointment for me to visit the property. After 6-7 weeks continuous begging I visited the tenant directly without Carrington Gray’s prior Knowledge and discovered the deception.

After taking a copying of the contract between the tenant and the 3rd agent I visited the 3rd agent. Only then I discovered the truth. Every month the 3rd agent is paying £650 per month without failure (since August 2012) into Carrington Gray bank account. I have the evidence but my rent is not passed on to me by the Carrington Gray. Apparently three clients have been treated in the same manner I am no exception. I have been told many lies such as money is disappearing after it leaves Carrington Gray account. When I asked for evidence they never produced any. This company should not be allowed to trade and advice is please stay clear of them. I have reported the Fraud with evidence to the police.
