Four bedroom, detached house in quiet cul-de-sac location.

"As selling my house due to unfortunate circumstances I needed the process to be as simple as possible. From the first phonecall to the 'For Sale' appearing it was only a few days. Sonia came to take photographs of the property and obviously with her experience helped me to move around items etc to give a better impression of each room. She was really quick too and all the people who came to view have commented on how nice the house looked on the photos. I have always been happy with every conversation I have had on the telephone. Emma and Claire are always polite and friendly and return calls promptly when they say they will ring back. Would recommend to anyone wishing to sell in this area."

Residential Mobile Home Burton on Trent

"Because of the type of property from the outset I asked whether the estate agents had experience in selling this kind of property and whether they where aware of the Act of Parliament 2013 which clearly set out how the selling of said property type should proceed. Although they had sold a number of mobile units it became very clear from the start that this particular local branch had been selling this type of property unlawfully. I asked the Agent about the 10% which has to be paid by the purchaser to the sight owner and was informed it was I who had to pay the sight owner 10% of the agreed price. I informed him he was incorrect and he made a phone call to the sight owner and asked her to clarify the situation she told him it was I the seller who had to pay them the 10%. I then provided him with a fact sheet which I had obtained from the Gov.uk sight which clearly stated other wise. Although I provided the Estate Agents all of the relevant forms and fact sheets required by Law in selling of a Mobile Home I repeatedly had to quote the relevant stages throughout the sale.

Most importantly under the 2013 Act at no stage was there a need for the sight owners to be informed i was selling my home, but although the Estate Agents had this information the Sight Owners were told via email. I was also told that the buyer needed to pay the monies owed to me as the seller to the sight owners and they would then pay me. I told the Estate Agents that this was not going to happen. Throughout my dealings with the Estate Agents I felt I was doing their job for them and considering the new regulations concerning the buying and selling of residential mobile homes have been in force since 2013, I would have thought all Estate Agents would have been trained and fully aware of an Act of Parliament. I even phoned a government funded body who were set up to help sight owners and mobile home owners when all the new regulations came into force and they informed me both the Estate Agents and Sight owners of the Mobile sight were breaking the law and that I could report them. I really do feel the Estate Agents in Burton On Trent need to be investigated and i would appreciate a response to this.
Finally I found it extremely frustrating and could not believe the Burton Branch had been selling Mobile Homes illegally since 2013 and upon leaving the sight my mobile home was pitched on I made sure the Residents Association had a complete information pack on the buying and selling of mobile homes according to the Parliamentary Mobile Home Act of 2013 so that neither the sight owners Don Amott Parks Ltd or Abode could inform sellers or buyers incorectly on how to buy or sell a mobile home.

Thank you for your feedback and comments, we always strive to ensure that we are giving the best advice to our clients. Since dealing with this park home site and as you correctly state, sold many park homes on development, we have always worked alongside the site owners and the vendors to complete the transactions which, have always ran smoothly in the past.

Since you highlighted that the information we had in fact been working from supplied by the site owner was incorrect, we have carried out the necessary research and training of all staff to ensure that all legislation is being upheld.

You comment about the site owner being informed of the sale, however in the legislation it states that the site owner has 21 days to reject any sale application (which we do not want), therefore to ensure this doesn’t happen we do, with your agreement, communicate with all parties to ensure this doesn’t happen and hinder your sale, along with a sold board outside the property on this occasion it was difficult not to inform the onsite maintenance (the site owners) and with the legislation query raised at the beginning of marketing by yourself, you were therefore made aware of our initial contact with the site owners as we required clarification from them on the changes to the legislation which we hadn't been informed of.

After ironing out these initial misunderstandings we felt that all parties were happy with the conclusion for the mutual sale and purchase and were needless to say surprised to see your response to feedback.

Obviously, these properties are an unusual circumstance of sale and we appreciate the issues you brought to light.
